The city of Vista was incorporated in 1963, Vistas name means View.  Vista is the home of the North County courthouse and jail. The city also runs a small water park that is enjoyed residents throughout the north county.  The city is located next to Oceanside and is about 7 miles from the coast. Shadowridge This community consists of 2,100 single family homes, 400 condominiums, and 1,500 apartments The 550 acres of Shadowridge have grown and matured over the years to become one of the most beautiful and desirable communities in the north San Diego County area. San Marcos Real Estate

The city of San Marcos was incorporated in 1963 and was known as a farming and dairy community into the mid 90s. The town is now home of Cal State San Marcos and Palomar College.  San Marcos has a dedication toward parks and open space. Located between Escondido and Vista the climate is mild and conveniently located along the 78 freeway between the 5 and 15 freeways. The population of San Marcos is around 80,000. Below are some neighborhoods in San Marcos.

Ambiance a highly desirable complex located in San Marcos on the corner of Nordal Road and Knob Hill, a short distance to the Wal Mart/Kohls center, Knob Hil Elementary schools	The Laurels this neighborhood consist of about 166 homes, there is not a Home Association, but has a city park and walking trails through the neighborhood. The Laurels built in 1990 has 4 plans a single story with 1929 sf. to a two story with 5 bedrooms and 2728 sf. Santa Fe Hills  A large masterplanned community on the northwest side of San Marcos. Near Palomar College and a City recreation centerwhich has a pool and soccer fields. This neighborhood does not have a home association. In the center of the neighborhood is Paloma Elementry School, named after the original development Paloma.	Twin Oaks Valley Ranch built  by Ryland and Brock Homes. The neighborhood has a very low HOA fee and has a common area pool tot lots and an equestrian trail near by. North Twin Oaks area does have horse boarding.The neighborhood surrounds the Twin Oak Valley golf course.
Discovery Hills Very desirable neighborhood located to the south side of San Marcos,conveniently located near Cal State San Marcos and Discovery lake. Fallbrook, Bonsall and Valley Center Real Estate

Fallbrook is an unincorporated section of San Diego County, Population is around 31,000. Fallbrook is known for its avocado groves called the Avocado capitol of the world, it host an avocado festival every spring. Fallbrook is the most northern inland Sand Diego Community, bordering Temecula in Southern Riverside and Camp Pendleton to the east. Fallbrook has an old fashion downtown for that warm small town country feel with all the conveniences of the larger towns. Bonsall is also unincorporated and has a population of around 3500 people, located just south of Fallbrook. Fallbrook and Bonsall have very affulant areas.
Valley Center is also an unincorporated area of San Diego County, located northeast of Escondido with a population of around 10,000. The area is known for its citrus crops and the area known Bates Nut Farm. This area is rural with two acre min lots due to a slow growth initiative in the late 80s and the need for septic systems. The newest area in Valley Center was the community of Woods Valley, this area was built with its own sewer treatment plant allowing smaller acre lots.
